KRG Conveyancing - Search Definitions
|
Unsure of what a certain process in your conveyancing matter is? Refer to the definitions below which KRG Conveyancing have put together to help you to understand the conveyancing process.

Title Search
We conduct this search at the commencement of your matter. It reveals who the registered owner of the property is and whether there are any mortgages or easements registered on the title.

Check Title Search
This search is conducted on the morning of settlement to ensure that no further dealings (eg. Mortgages) have been registered on the title prior to settlement.

Registered Plan
We obtain a copy of the plan of the property. This shows the position and dimensions of the property and the location of any easements. We will send you a copy of the plan and request that you confirm that the property shown on the plan is the property you have agreed to buy.

Contaminated Land
This search reveals whether the property is listed on the Contaminated Lands Register held by the government as a known or suspected contaminated site.

Land Tax
This search shows whether there is any unpaid land tax on the property. If there is land tax owing, we will ensure that the current owner pays the debt before the property is transferred to you. If this is not done, you as the new owner, would become liable for the debt.

Main Roads
This search reveals whether the Main Roads Department (Queensland Transport) has any requirements over the lot. For example, whether they wish to acquire the land for road widening.

Settlement Notice
A settlement notice is important to protect your interests in the property. This gives notice to any third parties that you intend buying the property and prevents the registration of any other dealings transferring the property, other than the transfer of the property to you.

Body Corporate Insurance Search
We obtain a copy of the Certificate of Currency of Insurance for the property to ensure that the Body Corporate has insurance in place over the common property.

Body Corporate Levies Search
This search reveals the current Body Corporate levies position on the lot you are buying. This information an adjustment to be made at settlement to ensure that both you and the Seller pay the correct proportion of the current period body corporate levies. It also ensures that the amount of levies payable by you have been correctly represented to you on the Contract.

Allowance For Bank Fees
We have allowed an estimate for bank fees, such as any bank cheques we are required to draw on your behalf. We will only charge you what fees we actually incur in settling your matter.

Local Authority
We conduct the following searches of your property with the local authority:
1. Rates position of the property - this will enable an adjustment to be made at settlement to ensure that both you and the Seller pay the correct proportion of the current period rates.
2. Water charges - this will enable an adjustment to be made at settlement to ensure that the Seller pays for water used but not yet billed by the Local Authority.
3. Property Notices - this will show whether there are any outstanding requisitions by the Local Authority in relation to the land.
4. Sewerage diagram - this will show where the Local Authority sewerage mains pass through the property, and whether they may affect future plans you may have for the property (eg. building a swimming pool.)
