ADDITIONAL SEARCHES & SERVICES INFORMATION

In accordance with the Queensland Conveyancing Protocol, we set out below information relating to the Additional Searches which we recommend you consider, depending on the specific nature of the property and your intended use of the property.

Importantly, we only charge you the actual amount charged by the search provider to carry out the search – not a cent more! Many firms add mark-ups or additional fees to their search costs, so please compare any conveyancing quote carefully.

Settlement Notice

A settlement notice is important to protect your interests in the property. This gives notice to any third parties that you intend buying the property and prevents the registration of any other dealings transferring the property, other than the transfer of the property to you.

Contaminated Land Search

This search reveals whether the property is listed on the Contaminated Lands Register held by the government as a known or suspected contaminated site. It does not test the soil at the property.

Limited Town Planning search

Varies between local councils

This search provides a summary of the provisions of the planning scheme and any designations applying to the property.

Full Local Search

Varies between local councils

This search reveals whether there are any adverse notices issued on the property and whether any sewerage mains pass through the property, and whether they may affect future plans you may have for the property (eg. building a swimming pool). For most other councils, this information is included in the Local Search (see essential searches).

Building Records Search

Varies between local councils

This search reveals whether the council has issued approvals in relation to any structures or buildings on the property.

Flood Search

Varies between local councils

This search reveals whether there has been a history of flooding or whether historic flood levels are likely to impact on the property and or buildings on the property.

Sewerage Diagram search

Varies between local councils

This reveals the location of any sewerage mains, which may pass through the property, and whether they may affect future plans you may have for the property (eg. building a swimming pool). In some cases, this may be included in the Local Search we conduct as part of our Essential Searches.

Electricity Searches

This search reveals whether the property is connected to electricity under normal tarrif conditions or whether there are any underground electricity cables running through the property.

Bankruptcy Search

$19.36 per person

This search is only conducted if the Seller is an individual. The search reveals whether the seller is bankrupt, which may affect their legal right to sell the property to you.

Heritage Register Search

This search reveals whether the property is listed on the Queensland Heritage Register and is only relevant if the dwelling is more than 50 years old.

Queensland Building Services Authority Search

$46.75

This search reveals any insurance cover issued by the Queensland Building Services Authority for any building works conducted on the property.

Telco Search

$89.90

This search reveals whether there are any major telecommunications cables (eg. belonging to Telstra, Optus etc) which may pass through the property.
