Queensland Seller Disclosure Statement Requirements

Since 1 August 2025, Queensland sellers have had to provide the buyer with a completed Form 2 Seller Disclosure Statement and any applicable prescribed certificates before the buyer signs the contract. These documents disclose specified information about the property, including its title, planning details, rates and other matters required under the seller disclosure scheme.

The disclosure documents must be complete and accurate. If the seller does not provide the required documents at the correct time, or certain information is inaccurate or incomplete, the buyer may have a right to terminate the contract before settlement.

How the Queensland Conveyancing Process Works

4. Prepare for Settlement

Before settlement, we prepare and check the required documents, calculate settlement adjustments and confirm the final figures. We also coordinate with your bank or lender where required and ensure the transaction is ready to proceed.

5. Complete Settlement Process

KRG manages the electronic settlement process and confirms when settlement has been completed. Buyers can then arrange to collect the keys, while sellers receive the balance of the sale proceeds after relevant payments and adjustments have been made.
