Understanding the New Seller Disclosure Regime in Queensland
Effective from 1 August 2025, Queensland sellers must provide buyers with a Seller Disclosure Statement prior to the buyer siging the Contract. Read further to stay ahead of the changes when selling residential property in Queensland.
What Is the Seller Disclosure Regime?
The new seller disclosure framework requires sellers of residential property in Queensland to provide key information to prospective buyers before a contract is signed. This brings Queensland into line with other states and promotes transparency in real estate transactions.
What Do Sellers Need to Disclose?
Sellers must provide a Form 2 Disclosure Statement and relevant documents, including:
- Title search
- Registered plan
- Details of any easements, covenants, or encumbrances
- Body corporate information (if applicable)
- Unregistered interests or proposals affecting the property
